STEP 1
Select an Agent & Price
Start your buying journey off on the right foot by picking a real estate agent that supports your wants and needs. Then develop a game plan together. When do you want to list your house? What improvements (if any) need to be made? When will we schedule pictures? Then we will discuss the market value of your home and determine the price we want to list our home for.
STEP 2
Prepare to Sell
Now its time to put the game plan in action. Start making the improvements to your house that we agreed upon, declutter and stage each room as necessary in preparation for pictures. We will work on getting your listing ready to take live including room measurements, descriptions and essential disclosures. The disclosures will be attached to the listing for potential buyers to view and alleviate questions before they arise.
STEP 3
Execute Marketing Strategy
Your listing is now live! We will advertise it across various channels including Zillow, Realtor.com, and popular social media platforms. Showings will start being scheduled so be sure to have arrangements prepared for leaving the house quickly and often. We will also hold an open house to ensure we get as many interested buyers in the door as possible.
STEP 4
Accepting an Offer
After your listing has been active, offers will start coming in. We will present you each offer in a timely manner and guide you through the pro’s and con’s of each. We will give our expert advice on each scenario but it will be up to you to decide which offer is best for you. Leave it up to us to handle the negotiations with the other party and come to an agreement that best fits your needs. Once we have agreed, all parties will sign on the dotted line.
STEP 5
Buyer Inspections & Appraisals
The buyer will now be involved in scheduling and completing their inspection on your property. The buyer may request for updates/repairs on the house and we will be able to negotiate what you want and don’t want to do. Once these negotiations are complete, we will have until before closing to complete the agreed upon updates. Next, The buyer will order their appraisal from their lender which ensures the house is worth what they are buying it for. We will always suggest that you accept an offer from a buyer that has a pre-approval to make sure this step goes smooth.
STEP 6
Reaching the Finish Line
Get those moving boxes ready! This part of the transaction will be heavily spent on you packing and getting ready for your next destination. Renting a storage unit or POD will help out as you work through this step. You also want to make sure that all of the repairs that you agreed upon are done before closing day. STEP 7
Close
A couple days before closing, we will receive the closing disclosure that lists out all of your debits and credits from the transaction. We will review thoroughly to make sure all is correct. If all is well, we will attend closing, sign on the dotted line, and hand your keys over to the new owner!
