STEP 1
Choose an Agent
Start your buying journey off on the right foot by picking a real estate agent that supports your wants and needs. Then develop a game plan together. Where do you want to live? How many bedrooms and bathrooms are you looking for? Do you want a basement? Get set up on a search to see what options are out there and get notified when new options become available.
STEP 2
Prepare to Buy
Take your time shopping around for your lender that can help you deliver your game plan. Ask about rates, down payment requirements, mortgage insurance and closing costs. We will help you with this conversation. Once you have these answers, get your preapproval and set your budget. You might be preapproved to spend more than you are wanting to.
STEP 3
Time to Go Shopping
Now the fun begins when you actually get to walk through homes that spark your interest. After each home, we will review the pro’s and con’s that come along with every house to make sure we are on the same page. This will help us narrow down our showings in the future to make sure we are only viewing houses that fit your criteria.
STEP 4
Write an Offer
After we have walked through the perfect house, we will run a market analysis which will help us determine how much we should offer. Once we have settled on a price and other conditions of the contract, we will write up your offer and submit it to the other party. Stay close to your phone – negotiations happen quickly and we want to come to an agreement that best fits your needs!
STEP 5
Acceptance of Contract
Once all parties have agreed on the contract, we will get final signatures and then we are on the clock for deadlines. Don’t worry though – our team will always keep you up to date and make sure you know what is coming up next. First thing that will need to be done is depositing your earnest money and setting up your inspections as quickly as possible.
STEP 6
Inspection & Appraisal
This is the meat and potatoes of the transaction. You will decide which kind of personal inspection you want on the house, most common is whole house with some additional add-ons such as termite, chimney, radon, etc. Once we have found out what condition the house is in, we will negotiate with the seller to get certain items fixed or paid for before closing.
Your lender will also request their own inspection called an appraisal. They want to make sure the house is worth the amount you are buying it for.
STEP 7
Reaching the Finish Line
After inspections and appraisal have passed with flying colors, your lender and title company work diligently to verify everything is ready for closing. That means title is making sure the property has no outstanding liens or unpaid taxes and your lender is validating your income, assets/debts, and property details. Your involvement in this process is ensuring each company has the documents and answers they need to complete this step successfully.
STEP 8
Close & Move In
Closing is almost here! A couple days before we reach the signing table, we will go receive and go over the closing disclosure that lays out the debits and credits for the entire transaction. We will then have our final walkthrough of the house to ensure its in the promised condition. If all is well, we will attend closing, sign on the dotted line, and get your keys to your home!
